<p>Welcome to the first edition for the Wembley Property Ladder for February.</p>
<p> Today I wanted to talk to you about what is happening on the domestic front, being Wembley, but also what is happening in surrounding suburbs.</p>
<p> So far this year we have seen the big banks raise interest rates whilst the Reserve Bank held interest rates. So what does this mean? Unfortunately this adds a little more fuel to the fire of some uncertainty both on a global and domestic level. With this said we are still seeing some great signs in Wembley.</p>
<p>I was talking to some of my colleagues the other day, we were looking at some interesting facts around Wembley, Floreat and City Beach. What we found was that per square meter rate for pricing on land was almost on a par in these three suburb, which is almost unheard of! A few reasons for this is that demand is huge in Wembley at the moment. Good family homes are in high demand amongst buyers who either already live in Wembley or who are looking to trade up from suburbs like Mount Hawthorn or <a href="http://deanbradley.com.au/wp-content/uploads/Capture-gold-house.jpg"><img class="alignright size-full wp-image-2067" title="Capture gold house" src="http://deanbradley.com.au/wp-content/uploads/Capture-gold-house.jpg" alt="" width="234" height="144" /></a>North Perth but unfortunately, at the moment, are a rarity. I have been fortunate enough to be marketing a beautiful property at 62 Nanson Street, a great family home. We have had over 60 groups through in 4 home opens, amazing! It just shows that a good suburb like Wembley that has great infrastructure will always show strong demand in the property market.</p>
<p> Despite all of the negative sentiment Wembley continues to be the pick of the bunch showing price rises and strong interest. Wembley residents are fortunate that they don’t live in a suburb that is showing great decline and hopefully throughout this year, we will continue to see good growth.</p>

<p>Thanks for  viewing the last edition of the Wembley Property Ladder for 2011. I just want to give you an overview of the Wembley market in 2011 and a brief in site on what we are planning to bring you, the  Wembley Property Ladder subscribers, in 2012.</p>
<p>So looking at 2011, realistically there hasn&#8217;t been a lot of change. Sales volumes are stable, approximately 80 transactions for properties priced $700,00 and above, not too dissimilar to 2009 and 2008. However, days on market continue to blow out at approximatley 84 days at the moment.</p>
<p>That being said we are seeing listing volumes stabilise around 35 to 40 properties on the market at one time, which is about right for Wembley.</p>
<p>In 2012, we are hoping to look at a  street focus, concentrating on one street at a time in isolation, to find out what is happening on that street in terms of sales, days on market, the types of house that are typical for the direct area and the median price. We will also be speaking to local<a href="http://deanbradley.com.au/wp-content/uploads/Small-JPEG.jpg"><img class="alignright size-medium wp-image-1942" title="Small-JPEG" src="http://deanbradley.com.au/wp-content/uploads/Small-JPEG-300x233.jpg" alt="" width="300" height="233" /></a> businesses to give you an in site into what is happening in Wembley overall. The one thing I am always hearing is that Wembley is like a small village, so it will be great to share with you that community feel as well.</p>

<p style="text-align: left;">I wanted to share with you, the most common questions that I am being asked at the moment.<a href="http://deanbradley.com.au/wp-content/uploads/house-questionmark.jpg"><img class="alignright size-full wp-image-1846" title="Market Prediction" src="http://deanbradley.com.au/wp-content/uploads/house-questionmark.jpg" alt="" width="263" height="184" /></a></p>
<p>The main questions are:</p>
<p>What is the market doing?</p>
<p>What is the market going to do next year?</p>
<p>Should I sell now?</p>
<p>Should I buy now or wait until the new year?</p>
<p>It is impossible to know for sure what the market is going to do now moving into 2012 but I would like to share with you a few ideas that may assist you. November and December are typically months where buyers and sellers are  motivated. Christmas and holidays are looming and people are starting to think about their new years resolutions meaning people are ready to take action. An excellent example of that is one of my new listings, 32 Essex Street, Wembley. I opened it for the first time on the weekend and 31 buyers came through that home open, I thought i had been transported back to 2007, it was amazing! Subsequent to that, we have 2 offers after one week on the market.</p>
<p>The reason for this is that people want to be SOLD or SETTLED before Christmas and the new year. When we move into January, February and March, things tend to change. People start bringing their properties on the market and they are less inclined to want to act quickly, meaning that the competition is well in  favour of the buyer because there are more properties on the market and they can take their time. If we get another Interest rate cut or globally things start to improve then that could balance things out.</p>
<p>My prediction is that we won&#8217;t see a big change in the first quarter of 2012. That being said if you are looking to put your property on the market, whether it is now or the beginning of next year, just insure that you have a great strategy, your property is well marketed and you know your target audience as far as buyers go.</p>
