These days there is no shortage of housing market data available, and for the most part, it provides a guide of how the market has performed in the past – be it in the last month, the last quarter or the past 12 months. Everything I am reading at the moment as well as the day to day feel of the market tells me that the Perth property market is suffering and Wembley is no different!

The impact of the mining downturn in WA, weaker than expected economic growth, resulting in increased unemployment levels and a general lack of consumer and business confidence are all contributing to weaker sales volumes plus a decline in the median house price and median weekly rental.

While I don’t disagree with these facts, the problem with looking backwards is that it doesn’t necessarily help you understand what the market will do next and that is what you need to know to make an informed decision about when to buy or sell.  What we must not forget is that the residential property cycle is just that, a ‘cycle’ that moves through a period of boom to bust; from low capital growth/high rental yield, to high growth/low yield and back again. The key is to get in towards the lower point of the market, where we are now…to be prepared to buy counter cyclical when everyone else is backing off then be prepared to take a long term view in order to reap the greatest benefits.

I would think that based on what has happened in recent times we should see recovery late next year with solid and significant uplift a further two years from there.

Here are some of the classic signs that we are at the bottom of the property cycle:

  • A decline in prices is a telling sign, with the Perth median house price now sitting below the previous 2013 highs (currently at around $520,000) – There is general doom and gloom in the market and sellers are prepared to quit the property and move on. That is the market sentiment at present.
  • Building completions are higher than building commencements which is the first trigger for a shift in the balance of supply and demand.  Once the current stock of new and established dwellings is absorbed, demand will once again outweigh supply and as more buyers are competing for fewer properties, price will start to move upwards again.
  • A higher than average number of properties listed for rent, resulting in a higher vacancy rate – this extra stock is favouring tenants taking a wait and see approach about whether to rent or take advantage of the low interest rates and buy a property instead.

Beach Eats


No one can argue that Perth’s weather of late has been HOT! But nothing is looking hotter than the new City Beach redevelopment. Estimated to cost a whopping $10m+ the huge changes to City Beach are almost completed, and boy do they look good!

On the very warm Friday 5th February we headed to City Beach and instantly you can see the hard work and stunning futuristic design of the new buildings and Surf Club. When fully completed there will be a brand spanking new Surf Club, three new restaurants, new roads and extensive shaded and landscaped recreational spaces.

The first of the restaurants to open is Odyssea Beach Café.


Excited about the new restaurant we booked in for dinner. We arrived at City Beach early to watch the sunset and take in all of the new surroundings that the redevelopment has to offer. There is a small amphitheatre, lush landscaping and even a rooftop grassed area above the surf club, perfect for prime sunset viewing.

Inside Odyssea Beach Café we were greeted with a smile and seated at our table a few minutes later. A long bar like table with high chairs, surprisingly comfortable. To start the evening, we dabbled in an Odyssea Martini which was delicious and had a champagne chaser. Very cute!

Having already studied the menu back to front, we already had an idea of what we were going to order. A selection of the meals we ordered were;


Caramelised fig, blue cheese, mascarpone, crisp pancetta, rocket, crostini

Hiramasa kingfish ceviche, tequila, lime, hot sauce, house tortilla chips


North West squid, crunchy sprouted bean, coriander salad, lime, chilli dressing

Tagliatelle pasta, Endeavor prawns, chilli, tomato, kale, smoked ricotta

Roasted Tasmanian salmon, coriander, mint, walnuts, hummus

100-day grain fed Harvey Beef 300g, red quinoa & watercress salad


The Caramelised fig and blue cheese salad was absolutely TO DIE FOR! There was an explosion of flavours in the mouth, just having that for food would have satisfied our taste buds for the evening, but it was onto the main.

Majority of the table ordered the 300g Harvey beef which was cooked to perfection (one of the steaks was slightly under cooked) but had that beautiful char grilled taste and outside but was tender on the inside.

Overall our table was incredibly happy with our meals, the only small quam we had was the Prawn pasta. The prawns were quite small and the prawn/fishy taste slightly overpowered the kale and delicious smoked ricotta unfortunately. The pasta however was cooked to perfection!

The restaurant itself is stunning, with laid back beachy furniture. Inside is light and bright even in the evening and the outside deck, well there’s THAT view which simply speaks for itself.

We can’t wait to get down there to try out Odyssea’s breakfast, but we suggest you get down to have a meal at any time of the day; if you haven’t already!
